    If you are interested in letting a property/room always visit the place with a friend and meet the landlord or agent in person.

    If you are letting a place always make sure the health and safety rules are well applied in the accommodation.

    If you are looking for a tenant always check the person’s identity to make sure that you are dealing with the right person.

    Print a copy of the advert and make sure all facilities/services in the advert is placed in the accommodation.

    Buying and Selling Stuff

    When buying something always print the advert, meet with the person and check the item carefully.

    Consider always the following questions before buying it?

    Does the product have any safety instructions or warnings that may be missing? This is important for cots, child restraints, electrical items, car jacks, trolley jacks and vehicle stands because the information supplied with the product will help to use the product safely.

    Is it obviously damaged or have parts missing? This may indicate that it as been through an accident and is no longer safe to use (eg bicycles, child restraints, bike and motor cycle helmets).

    Does the product need any special tools that may be difficult to get to make it useable? For example, most cots need a special type of tool to join the parts together.

    If buying privately or through a garage sale the goods may not be covered by safety laws – so be extra careful.

    If electrical – does it have a testing tag? Electrical tags show whether the product has been safety tested or not. Make up your own mind up as to whether to buy those goods or not.

    Make sure metal products are not showing corrosion – this could indicate a larger problem for later (eg bunk beds, bicycles and car jacks).

    Are spare parts available if you need them? Some goods sold through second hand shops are so old that spare parts may no longer be available. This is a problem for goods with moving parts that will wear down (eg strollers and electrical items).

    Have any safety features on the product been removed that will make the product less safe? (eg the guards on exercise bikes, power tools, brakes on bikes) and safety instructions.

    Compare prices between new and used goods. Sometimes the difference is great and it may be better in the long term to spend a little more and know that the product is safe and covered by a warranty.

    For some particular items make sure that it can be used other than original owner itself. For example some tickets can be used only by the original buyer and protected buy a name or photo print.     Never respond to any e-mails or adverts which claim that there is a large sum of money being inherited and your help is needed to transfer it to some other country.

    Always keep away from adverts which offer a brandy or very expensive products for a small amount of money.

    When receiving cash from buyers always count it and check the notes and coins carefully. Do not accept any notes if you are suspicious that they might be fake.

    If you are applying for a job, first always make sure that it is a legitimate company by doing some research.

    Never let any people to have your personal and banking details over the internet.

    Always have your interview face-to-face with candidate or employers.

    Be aware of “work-from-home” schemes. Most of the work-from-home adverts try to use you to bring more customers and offers you cheque payments.  Always do a research if it looks really good or promise you a good amount of money per month.
